Hi and thanks to all of you who give so generously of your time to help people like me. I have attached a few pictures and would ask your advice as to what should be done to remedy, whether this is a safety issue and what you think the general conditon of the roof is. It is only about 16 years old and badly discolored. See pics attached

#1 would make sure the underlayment under that broken tile is ok and watertight.
#2 Replace or repair the broken tile. You can use a sealant such as Seal Bond 440 or other tile repair adhesives to glue the pieces together.
#3 Cleaning. . . get a pro to do that or just leave it alone.
Thanks Doni. Is it normal for this type of room to be so dirty? And do owners if such roofs have them clean or is that a stupid waste of money.
Not unusual on an older roof. Weather, etc., can cause it, and I’d say the choice is totally about esthetics.
