Foam roof on our condo complex has developed “bubbles” in approx. a dozen places. These are full of water and vary in size from approx. 6 inches across to maybe 12 inches and appear to be the topcoat separating from the foam underneath…I am told the leaks into 2 units below are due to leaking around the a/c lines…compressor vibrates and loosens the material supposed to seal around the lines and that the “bubbles” are simply cosmetic and don’t really hurt anything and don’t leak.
I have a hard time believing that these water filled bubbles are not going to continue to expand over time and that the water contained in them is not going to have to go somewhere (like seep into the units below). We have 37 other units who apparently do not have their a/c compressors vibrating to loosen the sealing material around their a/c lines.
Comments please? Are these “bubbles” normal or just bad workmanship? And should they be repaired before the warranty runs out in a couple of years. The roof is only 3 years old and this is the 2nd time some bubbles have appeared.

yeah somethin happened to the foam application at that particular a/c unit area.
sounds like it will need to be resurfaced.

This is in St Petersburg FL…I need information as the roof is under warranty and the roofer is saying this is cosmetic and they won’t repair unless we pay (It is at a condo complex), stating they only repair leaks! I have researched some and find that SPF Alliance agrees with me that this is poor workmanship and should be repaired by the contractor…I need some “ammunition” to fight this and get the contractor to do the right thing…I believe the delamination will continue over the years and shorten the life of the roof…also that the water encased in the blisters will eventually seep into the foam over time thus shortening the life of the roof. Any advice/help is appreciated.

First of all, if they are going to wait until it “leaks” before making repairs, are they also planning on being responsible for any interior damage? I think not! Personally, as a consultant I consider any water that enters the system, a leak. So, if you have water in the roof system, it is leaking unless it was entrapped during installation, which is poor workmanship.
Hire a consultant to go after the contractor if he doesn’t want to play nice.

They will fight you on what is considered a leak; just so you know.
I wouldn’t mind knowing the roofer as we are looking for a foam rof. Can you PM/email me the info ?
