Ok I have another question. This roof has not been done yet. I repeat we have not touched this roof yet. My question is… The homeowner has a metal roof which is failing on one side only. He has remedied this by pounding down the seams and putting grace barrier over top. We suggested stripping everything and laying new plywood. HO wants to know if the plywood could be laid on top of the metal after flattening the seams. What do you think?

I think you should run (not walk) as fast as you can. It’s obvious this guy is only looking for the cheapest possible solution. It would have been a LOT smarter (& easier) to remove the metal panels & find the leak, then repair as needed & replace the panels in reverse of how they went in.
I guess if he had an head gasket leak in he would paint the alternator?
If you WERE to try & install wood over metal, I am thinking of shifting sub levels. The ONLY way I would approach this is to lay 2x4’s, drill pilot holes & screw them all the way through the many layers into the base layer.
After the 2x4’s, then decking on top & if you’ve got siding making a joint anywhere, approach it like it is the ‘true’ base.
If it were ME, however, I wouldn’t want to buy a house with what I can only call a “roofing sammich”.
Well that was just his remedy but he is not a roofer. That was only temporary. He was just asking if this way would be ok. We told him “no” and will give him an estimate to do a tear off and lay new plywood.

Put 1x3 material beside the standing seams. Then put your plywood down.
This also gives you ventilation.
Lefty, are you saying that it is ok to put the plywood on top of the metal? I agree with Ranch that we should tear it off, fix the leak and start anew.

If there is not enough money in the budget. Then doing it the way I said is acceptable.

Lefty, my concern is that you don’t know what damage the leak has caused if you don’t go all the way through to the original base.

It appears someone has already attempted to repair the metal roof by pounding the seams down,sounds like its beyond repair,bull and membrane maybe for a temp.Removing and Replacing the metal sounds good to me ,appearently it has been leaking for some time,wood work sounds likely.
Yes, the homeowner has temporarily fixed the leak. We will tear off, lay fresh plywood and shingle.
